What is a BPO?

BPO stands for the term “Broker Price Opinion”.  This is as it suggests and opinion of value or price formulated by s Real Estate Broker, although typically it is completed by a Real Estate Agent working under a Broker.

It is not an Appraisal and cannot be used as one. It is compiled by reviewing the subject property and then comparing it to similar active listings and sold comparables. This is then weighted by what the agent knows of the local market and a price or value is arrived at.

A BPO is typically ordered by a lender on a property that is either in foreclosure or has been forelcosed. The lender is trying value its asset and quantify whether it has sufferef a loss or not. The lender also needs to know the marketable value to know how much they can potentially realize if and when they sell the property.
